    Hello all,

    I've been looking for that nice piece of land for a while now. Missed out on a few really nice parcels due to bad timing or other uncontrollable factors, but I'm really motivated to find something. Looking for something north of 10k taps, sweet spot would be around 20k taps. Would consider bare land or an existing setup.

    There's nothing of interest on MLS, as most of these parcels in Franklin Cty tend to sell word of mouth. I'm hoping someone here will know about a special parcel hidden at the end of that quiet gravel mountain road.

    You could head a little further south to Westford and look at MLS listing #4774923. 300 acres (deed says 281) with a potential for 14,600 taps. Price might be a little high but the guy only paid $320,000. for the land in June 2018.
    2004- 470 taps on gravity and buckets
    2006- 590 taps on gravity and buckets 300 gph RO
    2009- 845 taps on vacuum no buckets, 600 gph RO
    2010- 925 taps on vacuum new 2 stage vacuum pump
    2014- 3045 taps on vacuum, new 1200 gph RO
    2015- 3104 taps on vacuum
    2017- 3213 taps on vacuum
    3' x 10' oil fired evaporator with steamaway

    Thanks Joe. I'm actually waiting for more info on this parcel from my realtor, I'm trying to get my hands on the forestry plan. The land was just harvested, not sure to what extent. I'm guessing the current owner might have wiggle room in the asking price considering the price he paid and the revenue generated from the recent harvest.

    14,600 taps on 300 acres is a bit sparse, but would be great if they're all in 150-200 acres of hardwoods.

    The data I just received shows 59 taps/acre on 249 acres. 60% of the taps are red maple. Far from ideal, but at least the slope is good.
